Dholera is a new city being built from scratch in Gujarat, about 100 km from Ahmedabad. It is planned by the government under the Delhi–Mumbai Industrial Corridor, and the roads, water lines, power and drainage are laid before the buildings come up. That is what "greenfield" means here — nothing to knock down, everything planned first.

Expressway
Ahmedabad to Dholera on the new access-controlled expressway.
Airport
Dholera international airport is being built next to the region.
Industry
Semiconductor, solar and manufacturing plants are being set up here.
Utilities
Water, power, drainage and internet ducts already laid underground.
Development update · reviewed 18 October 2026
Real work is happening, but Dholera is still being built in phases. Here is what is in place, what is under construction and what is planned.

Runway complete · airport work ongoing
The runway and taxiway were reported complete in July 2026. Terminal and other airport work were still underway. A completed runway does not mean scheduled passenger flights have started.

Opened for public testing
The 109 km expressway was reported open to the public for testing in February 2026. It is a major road connection between Ahmedabad and the Dholera region.

Under construction
Tata Electronics is building its semiconductor fab in Dholera. Its September 2026 update describes work on critical systems for operational readiness—not a completed chip-producing factory.

Approved · in the pipeline
The double-line, semi-high-speed rail project was approved in May 2026. It is a future connection, not a running train service; the announced completion horizon is 2030–31.

Proposed · not operating to Dholera
Further metro connectivity has been discussed, but do not confuse proposals with an operating metro line to Dholera. The official project information describes metro as planned connectivity.

Statuses reflect the dated public sources named above, not a live construction audit. Timelines can change. Regional infrastructure does not establish approvals, access or utility connections for a particular plot. Please verify these independently before buying.
Early stage prices
Land is still priced like farmland in parts of the region while the city is being built around it.
Government-led plan
The masterplan, roads and utilities are being delivered by the state, not by a private promoter.
Jobs are coming
Factories and offices bring people, and people need houses. Housing demand follows employment.
Easy to hold
Land needs no tenants, no maintenance staff and no monthly management from abroad.
Rupee entry, pound savings
Your pounds go further, and NRIs can buy non-agricultural plots in India without special permission.
Simple paperwork
We handle registration, power of attorney and documentation while you stay in London.
Not a bare field with a signboard. A finished, gated society where you can see the road in front of your plot before you pay.
Gated and secured
Boundary wall, single entry gate, security cabin and CCTV.
Temple inside the society
A small temple within the community for daily darshan.
Internal roads and lighting
Paved roads with kerbs, street lights and tree lines.
Water and power ready
Underground water line and electricity connection points.
Garden and open space
Landscaped common area and children's play space.
Corner and road-facing plots
Choice of sizes, with corner plots available.

The biggest worry for families living abroad is someone occupying their land. Gujarat passed the Gujarat Land Grabbing (Prohibition) Act in 2020 to stop exactly that.
Every plot we sell comes with a clear title, a title search report and registered documents in your name. Please take your own legal advice before buying.
